By viewing the above seller’s road map, you have clear picture of the process when you are listing your home for a sale. We will work with you step by step and answer all the questions you may have during the transaction.
Step 1: Meet together
- There is no commitment required for the initial meeting.
- During the initial meeting, we would like to hear your expectation and goals.
- With a signed listing agreement, we will begin your home sale
Step 2: Preparation and Staging
- Based on our discussion, we will prepare a corresponding strategy, such as staging or have a simple house repair.
Step 3: List for Sale
- Property Photography for marketing
- Register in MLS
- Post house listing on social media
- Prepare for opening house
Step 4: Offers and Negotiation
Step 5: Open Escrow
Once open escrow, both the seller(s) and the buyer(s) have to conduct their duties in time. For example, wire deposit, home inspection, remove contingency, provide disclosure and etc.
Step 6: Disclosure and Document
The seller(s) have to provide disclosure and document such as Seller Property Questionnaire (SPQ), Seller’s Affidavit of Nonforeign Status (FIRPTA) and CA Withholding Exemption, Real Estate Transfer Disclosure Statement and etc.
Step 7: Final Details
Review all necessary documents, and make sure buyer remove contingency and get final loan document.
Step 8: Closing and Sold
Close Escrow and give keys to the buyer(s)
