Final Walkthrough Checklist before you take handover of your property from the builder

Usually before handing over the house, the builder will make an appointment with the buyer for a construction final inspection

 

The construction final inspection is the general inspection before the buyer takes possession.

It is an important step when buying a new home. (Of course, some builders like KB Homes can provide ten inspections during the construction of the house. Buyers can inspect the house in every stage according to the period of the house construction.)

When doing the Walkthrough, the inspector from the Builder will first introduce the basic check points in the house, such as water meter, electric box, gas, water heater, A/C control panel, garage door, etc.

After the introduction by the Builder inspector, you can check carefully one by one. If you find any issues or problems, you must let the Builder inspector know, so that the Builder can ask the engineering team to fix the problems before you take possession. 

The buyer should mainly check water, electricity, gas, interior and exterior. 

Water:

The water refers to any equipment that will have water coming out, for example: whether all faucets have normal water volume, toilet water, bath and showers (proper draining) etc.

Electricity:

This refers to any equipment related to electricity, such as: oven, stove, microwave, dishwasher, lights and fans, garage doors, thermostat, irrigation, sockets and switches, etc. (cheTools provided with measuring sockets)

Gas:

For the gas, you can check the heater, and the stove if the stove is not electrical. 

Besides above checklist, 

  • Buyers can check the walls and floors for any damage or scratches.
  • You can check all doors and windows, open and pull to see if they are well sealed and if there is any looseness.
  • You can check caulking in wet areas. Make sure it is all sealed well. 
  • For some cabinets and storage cabinets, if there are drawers, you can open each one to check whether the inside is complete and the tracks can be used normally. 
  • You also should check the entrance door if there is any light coming in; check gutters (downspouts) and exposed water lines. 

The buyer should conduct a comprehensive final walkthrough before taking possession. 

If any defects are found on site, the builder should find a way to solve them.
