In the selected fifteen cities from these four counties, according to August 2023 data (from 01.2021-08.2023), and based on the median price per square foot of single-family houses, the following points are analyzed.
1. During this period (01.2023-08.2023), the top three leading cities in the growth rate of the median price per square foot of a single-family home are Irvine (33.3%), Rowland Heights Rowland Heights (28.8%), Eastvale East Valley (24.4%). The median price per square foot of a single-family home in these three cities in August 2023 is $801 (Irvine), $524 (Rowland Heights), and $328 (Eastvale)
2. During this period (01.2023-08.2023), the city with the largest increase in the median price of a single-family house per square foot in a single year was Eastvale. In Eastvale, in 2021, the median price of a single-family house per square foot was $264. In 2022, the median price per square foot for a single-family home is $330, a single-year increase of 25%.
3. According to data in August 2023, the top three cities with highest median prices per square foot of single-family houses are Irvine ($801), Arcaida ($747), Rowland Height ($524) [Diamond Bar Diamond Heights ($523), Walnut Walnut City ($522)]
4. The relative inventory of listings in 2023 will be much less. In these fifteen cities, compared with August 2022, the housing inventory in August 2023 will be significantly reduced, ranging from -40% to -85 %.
5. Another point worthy of attention is that the ratio of the final transaction price to the sales price (sale to list price) exceeds 100% (there is still sufficient demand in the housing market)
6. Among these fifteen cities, Ontario and Brea, the median price per square foot of a single-family home in August 2023 has been significantly revised compared to 2022, respectively in Ontario (-4%) and Brea. Brea (-9.5%)
